What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the general layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a measurement service?

Tax records often reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more square footage than you own!
